Raw materials, machinery and labor for real estate developme

According to a recent study, the total sq ft of built up area of the 1,00,000 dwelling units being developed for all categories of people will be roughly 3.25 crore rupees and the following will be the approximate raw material requirement per year:

Sand: about 6.5 crore cft per year
Metal: about 6.5 crore cft per year
Cement: about 90,000 to 1,00,000 MT per year
Steel: about 90,000 MT per year

Use of timber and forest produce is to be banned except for door and window shutters. Bricks not to be used at all. Instead, concrete blocks or any other blocks, having high strength to weight ratios, to be used.

Labor is not at all a problem in India and particularly in the city of Kochi and so also is the availability of costly construction machinery, as almost all machineries are being manufactured in India at present.

At least in the Kochi metropolitan area, the major problems of raw materials will be of sand and aggregate, whereas the availability of cement and steel will not be problem, even though the prices are very high. Therefore, sand crushing plants will have to be installed and starting Ready Mix Concrete Plants in the joint sector will be of great help, as this will solve the problem of scarcity of high quality concrete for small works, where concrete weigh batching and mining plants cannot be installed.

When considering the fast developments in Real Estate Kochi has achieved much due to the sincere efforts of the scores of private builders and realtors. In no other city in the state can you see such developments. In spite of the many constraints, these realtors are moving forward and achieving greater targets.
