I am writing to you as guarantors of the tenants of 46 Dove Street as a last resort as I am at a loss of how to sort out the issues I am having with the tenants. Since the start of tenancy I have spoken and emailed the tenants concerning the way they are living in the property, both concerning the cleanliness and the complaints we and the council have received from local residents due to parties being held at the property.
On Thursday of last week, I went to the property to carry out the periodic landlord inspections. One of the tenants was present at the property and explained that they had had a party the previous evening. The house was squalid, the carpet thick with what appears to be grime or ash. The living room had ashtrays overflowing, evidence of nos gas being used and a disgusting smell throughout the property there was also an individual who is not a tenant slumped in a corner who could not even speak to me. I informed the tenant that the property was not as I would expect and that I would re-visit on Friday lunchtime and expected to see a vast improvement to the condition of the property .
I re-visited the property at 12.00pm on Friday to find the property in exactly the same condition, the individual who had been slumped in the lounge the day before was still there and the house was in the exact same condition.
Not only am I concerned about the landlords property and the amount of deductions I will need to make to the deposits at the end of tenancy to stand any chance of getting this property ready for the next tenants, I am also concerned that you as guarantors should be aware of how your sons are living.
I am very happy to discuss this email with any of you, and would welcome your input on how we can move forward with this situation.
Please note that an issue with the oven has been raised by the tenants to which an engineer has been called and will attend tomorrow. An issue with mould has also been raised which I will investigate, however I strongly believe this is the way that the tenants are living.

It was the bit where they came back a day later and he was still there that got me.
